Transformation to a multi-use development

Broad commenced the 155 Queen Street retail redevelopment project in Brisbane’s central business district in October 2014, reaching successful practical completion on 22 January 2016; transforming the site into a multi-use development.

The retail development includes a three-level retail flagship store and features a double-height, glazed shop front with an upper podium level facade treatment, three upper levels of commercial office and a green roof for tenant use.

A particularly stunning feature of the redevelopment is the intricate art screen facade detailing flying butterflies, made of coated aluminium material on a structural frame.

During the preparation of tender, we undertook a comprehensive review of the current design, particularly with regard to the structural elements.

Our core team worked with the client, consultants, and key subcontractors to identify a number of innovative and cost effective solutions to improve the construction process and provide significant benefits to the client ISPT.

Additionally, we proposed significant changes in the access dates for retail fit-out contractors.

A 4D fly-through of the proposed construction methodology was prepared to illustrate the benefits to ISPT in terms of improved construction efficiencies to deliver an accelerated program.

In conjunction with the redevelopment of 155 Queen Street, Broad oversaw all safety aspects of the fit-out and coordinated significant liaison required for delivery access to serve both Broad’s 155 Queen Street redevelopment project and Zara’s retail fit-out requirements.

All fit-out materials for the opening were delivered through Broad’s site access at the back of the building on an almost 24-hour basis, seven days a week.

The project encountered various challenges, including ground obstructions and wet weather delays. To ensure the store’s opening wasn’t compromised and would be open in time for the crucial Christmas 2015 retail period, the project team made significant rescheduling of works and management of the separable portions throughout the construction works.

The 155 Queen Street project, in conjunction with other redevelopment works for ISPT undertaken at 170 Queen Street and The Regent (Brisbane City Council’s Visitor Information Centre), has resulted in a stand-out redevelopment in Queen Street Mall.
